Sealing the driveway can make it more useful and more durable, but it is important to quickly fill in any holes or cracks that may occur. Asphalt sealing can double the life of your driveway or parking lot by protecting it from sun, oxidation, weather, water, oil and gas.

Asphalt sealing before damages (weather, chemicals, oxidation) to your driveway occur is very important and will save you a lot of money. In addition to proper driveway maintenance, sealing also enhances the appearance of your asphalt pavement by giving it an attractive, easy-to-clean surface.

Before Driveway Sealer

  • Keep asphalt driveway clean of oil spills.
  • Keep your asphalt driveway sealed to last longer.
  • You should seal your driveway every 2 to 3 years.
  • Always allow 24-36 hours after sealing your driveway before using.
  • Best time to seal your driveway is anytime the temperature is above 50°
  • A smooth sealed driveway makes sweeping, snow removal and driveway maintenance easier
  • You can easily gauge driveway oxidation by color. (slate black color is good , grey color is bad)

QUALITY ASPHALT SEALING:

  • Insure only the highest quality sealer (SealMaster), and do not dilute.
  • Insure hand paint sealer on driveway by your garage door as not to get any sealer on anything but your driveway.
  • Insure quality sealer resists check cracking, keeps driveway black longer, does not emit an odor and provide a tougher surface that requires less driveway maintenance

Definition of "Asphalt Driveway Oxidation": The sun hardens and dries out the asphalt surface, accelerating raveling and can reduce asphalt thickness by as much as half in just five years.

Asphalt sealing and techniques protects your driveway from surface deterioration. Surface deterioration is caused by the weathering effects of the sun and rain as well as the softening effects of deicers, gasoline and oil.
